Since 2010, I have often been driving back and forth from Bangkok to Pattaya for my work, and also when going to spend weekends in Pattaya surroundings our further South (Koh Samet, Chanthaburi, Koh Chang). Around 2018-2019, I was taking highway 7 several times a month, and I was intrigued by this mountain standing roughly half the way to Pattaya. I wanted to go closer but I never had time for it, being always “on my way” …
I did of course check Google Map and noticed the absence of hotels, while Khao Yai, way further from Bangkok, was full of everything with sceneries which were not that more impressive.
I ended up going there over weekends, driving around this mountain, surveying pretty much every piece of accessible land (by decent roads).
That’s how I ended up bumping into “At Green Gallery”, a more than decent pool-villas development, but which was not selling that well due to a underrated location competing with Pattaya or even Hua Hin targeting Bangkokians looking for a second home or retirement home.
The owner took me for a great tour of the land and that is when I realized they had such a big undeveloped piece of land, with no clear project in mind.
I won’t sell the land here, or that will be a too long text again, but it is just full of amazing and pretty rare features.
I have seen enough lands to figure it out.
Developing a hotel there just sounded so evident. Yet so challenging...
Back in 2019, I presented the idea to a hospitality expert who also saw some potential in this location, the closest possible for a Bangkok gateway… He worked on a hotel concept, we had a meeting with the land owners, we start to look after potential investors.
We were talking to raise over 10 millions USD back then, and the owner, a nature lover, was quite concerned about any construction which could denature the land he loved.
Covid hit and we all suddenly had other fishes to fry…
3 years later; and while I had the opportunity to deal with innovative and eco friendly hospitality developers, I thought back about this project... I searched through my computer and found back the old presentations.
Few meetings with new partners and few talks with land owners later, I was ready to try again.
